Expert Guide to Spring Plumbing Maintenance

You may already understand that your heating and cooling equipment needs seasonal HVAC (Heating, Ventilation, Air Conditioning) maintenance, but did you realize that you also should have an expert perform your annual plumbing maintenance? Stevenson Service Experts offers the Plumbing PLUS™ Maintenance Agreement for Columbus homeowners to help them discover issues before they turn into big problems. While you should definitely call immediately for plumbing problems and plan your plumbing maintenance annually, here are a few ways for you to get your home in ideal plumbing shape for spring.

    • Verify any plumbing leaks

Look at all your faucets and toilets for any leaks. Confirm there is no water dripping out of or around the connections when you shut off your faucets. If there is, installing new fixtures or repairing the leak could help improve the faucet’s function and may even save you money on your water bill.

Once you’ve checked the faucets, check all accessible pipes for evidence of leaks. You can typically find visible pipes below sinks and down in the basement. In extreme weather pipes can freeze and crack, so springtime is great to make sure the winter weather didn’t damage anything that could cause plumbing problems.

    •       Give your drains some seriously overdue TLC

Check your toilet for any leaks or cracks in both the bowl and tank. If it looks like it’s in good working order, go ahead and add about six drops of food color into the tank water. Wait 30 minutes and then check the bowl. If the bowl is clear, you’re fine. If the food coloring appears in the bowl, you may have a leak and will want to call a plumbing expert.

    •       Remember your water heater maintenance

If something foul seems to be getting in from any of the drains in your home, it might be an indication that plumbing maintenance is necessary. A properly running drain shouldn’t release smells into the air. Confirm there are strains inserted in all your drains to avoid hair and other waste from spoiling in the pipes and causing them to clog. Following treatment with a common drain cleaner, pour a gallon of water through drains that are not used often. This will fill the trap and help to prevent odors from coming in and filling up your home.

Your water heater takes good care of you so be sure you’re returning the favor. Don’t forget that newer water heaters are going to be more energy efficient, so if yours is older than 15 years, it may be about time to invest in a new one to help make sure you don’t have that unexpected burst of cold water for multiple days. Regardless if you plan on purchasing an upgraded water heater, there are some things you can do to help keep it running properly.

Check the temperature setting on the water heater and make sure it’s not higher than 120°F. This will help reduce your energy use (and help reduce your bills) while also preventing scalding. For safety sake, you will want to move away any items from around the water heater. Your annual Plumbing PLUS Maintenance plan includes a water heater maintenance; and it may even help your water heater operate more efficiently and avoid plumbing problems moving forward.

These are just some ways of how you can help get your plumbing ready for the season, but if you are not comfortable completing any of these tasks, please call Stevenson Service Experts and we can come out and conduct your annual plumbing maintenance and fix (or help avoid) any plumbing problems.
